Discover Overton
Overton is a 1-square mile neighborhood located adjacent to the eastern border of Texas Tech University. In the 1980’s to early 2000’s the neighborhood was known as the Tech Ghetto due to its high crime rate and overall deterioration. However, in the past 15 years the neighborhood has essentially been divided in two with the northern half of the neighborhood being completely redeveloped into apartment complexes aimed at student housing. Ownership of this area is generally institutional/not local. As the apartment community ages and competitive options continue, some speculate that the area could slide right back to the bad ol’ days.
The southern half of Overton generally remains a mixture of single-family and small multi-family. Newly built or renovated homes in this area continue to attract some of the student population and can provide investors with good returns.
